House Selling - Get the Marketing Going

I am selling my house I live in right now. My family and I lived in this house for over 10 years and the neighborhood has changed. It has changed so much that we decided it is time for something new. So, today the real estate agent put up the "For Sale" sign. We told most of our neighbors up front that we are going to sell so that they do not get "scared" when the sign goes up.

In the past we maintained our house and yard to have it look pretty - for us and for the neighborhood. With the for sale sign being up, one thing has to change and we are no longer doing this for us or the neighbors. The house has to look pretty for the potential buyers and you have to develop the correct attitude accordingly. Any changes that you make - they are not for you anymore. Any changes or maintenance that you do - you have to see it from a marketing perspective.

Your house needs to be in good shape to be sold-(House Sold Prices). It needs to be clean and look spacey. You want it to look cozy and make any visitor feel welcome. This is just house selling marketing 101. Today I fixed a few things outside as well made sure that the landscaping is in top shape and all the outside lights are burning. You want the for sale sign to be highly visible. I am actually considering to buy 2 of those solar powered spotlights to make them shine against the for sale sign at night.
My wife shook her head first (= No, please do not do it), but after I explained that we are selling the house and want it to be seen and how marketing in general works, she agreed. Of course this is difficult to accept and change is difficult, but as mentioned before - at this point this is pure business. The moment you put a house on the market, you have to let go of some of the personal connections to the house you are selling. The memories will stay and hopefully the friendships with people in the neighborhood will stay, too. But the overall emotional connection to the house has to be cut - slowly, but surely.


So, when you decide to sell your house get the marketing going. Preparing the house to have a great curb appeal is step one, after that you have to drive traffic to the house. The more people see it, the better. You never know why someone wants to buy a house. Our existing neighbors as an example were looking for a ranch style house near where their daughter with her family lives. There are not many ranch style houses in this neighborhood and so when the one came on the market they made their move. The house looked appealing and was the gateway of living close to the family. How did they find the house? Word of mouth. The daughter saw the for sale sign going up and they made their move.
